    Common Mold Remediation Questions, Answered

The concepts AMRT candidates and working techs ask about most — conditions, containment, airflow math, and the field decisions that separate a clean clearance from a callback.

    Conditions 1, 2 & 3

Condition 1 is normal fungal ecology, Condition 2 is settled spores or fragments from a Condition 3 area, and Condition 3 is actual mold growth. The S520 uses these to define the work area, the containment, and what 'done' looks like at clearance.

    Study the three conditions

    Containment Types

Source containment for small isolated growth, full containment with an airlock for larger jobs, and pressure differential of at least -5 Pa maintained throughout. Containment failure is the fastest way to cross-contaminate a clean structure.

    Negative Air & ACH

Size your air scrubber to the containment volume, then confirm you're hitting 4–6 air changes per hour. CFM needed = (room volume × ACH) ÷ 60 — and remember filter loading drops real-world CFM well below the rated number.

    Open the ACH calculator

    NAM Sizing

Negative air machine capacity is driven by cubic footage, target ACH, and ducting losses. Undersizing the NAM is the #1 reason spore counts fail clearance — always size up when the containment is long, ducted, or leaky.

    Use the NAM sizing tool

    PPE Selection

PPE scales with the condition and the size of the job: N95 minimum for limited work, half-face or full-face APR with P100 cartridges for larger remediation, plus disposable coveralls, gloves, and eye protection. Respirator use requires fit testing.

    Clearance & Documentation

Post-remediation verification means a visual inspection with no visible growth or dust, plus sampling by an independent IEP when the scope calls for it. Photos, moisture readings, and a written scope protect you from callbacks and disputes.

    What's on the AMRT exam?

The IICRC sets the number of questions, the time limit and the passing score; confirm current details when you register for the exam at iicrc.org. Everything on it comes out of the ANSI/IICRC S520 and the course material that sits behind it:

    • Conditions 1, 2 and 3 and how they scope the job
    • Mold biology, ecology and health effects
    • Containment types and engineering controls
    • Negative air machines, HEPA filtration and air changes per hour
    • PPE selection and respiratory protection
    • Remediation and cleaning methods, including sewage work
    • Post-remediation verification and documentation

    How AMRTTraining.com works

Three steps, in the order most technicians actually use the site.

    1. Take the free sample test

Start with the free practice questions on the exams page. You get instant scoring and a full explanation for every answer, so you learn where you actually stand before spending anything.

    2. Work the seven S520 modules

Each module covers one exam area in plain restoration language, with worked examples such as sizing a negative air machine to four air changes per hour.

    3. Drill flashcards, then simulate the exam

Run the AMRT flashcards until the terminology is automatic, then take the timed full-length simulator until you are scoring comfortably across every domain.

Already WRT certified? Here's what changes with AMRT

WRT is a prerequisite for AMRT, so most candidates come in fluent in drying and new to microbial work. Here's exactly what changes.

    WRT (S500)
    AMRT (S520)
    Governing standard
    ANSI/IICRC S500 — water damage restoration
    ANSI/IICRC S520 — mold remediation
    Core problem
Removing water and drying the structure
Removing microbial contamination and controlling its spread
    The math you're tested on
    Psychrometrics, GPP, dehumidifier sizing
Containment volume, air changes per hour, negative air machine sizing
    How the job is scoped
    Categories 1, 2 and 3 of water
Conditions 1, 2 and 3 of fungal contamination
    What 'finished' means
    Drying goals met and documented
Post-remediation verification, often by an independent IEP
    Prerequisite
    None

AMRT questions technicians ask before they book

What is the IICRC AMRT certification?

AMRT stands for Applied Microbial Remediation Technician. It is the IICRC certification for mold and sewage remediation work, covering the topics in the ANSI/IICRC S520 standard for professional mold remediation.

Do I need WRT before AMRT?

Yes. Water Damage Restoration Technician (WRT) is the prerequisite for AMRT, so you take and pass WRT first. You can prepare for WRT at WRTTraining.com, our sister site.

How many questions is the AMRT exam?

The IICRC sets the number of questions, the time limit and the passing score; confirm current details when you register for the exam at iicrc.org. Our timed simulator drills the same scenario style and pacing pressure so test day feels familiar.

Is there a free AMRT practice test?

Yes. The practice test page gives you free scenario-based S520 questions with full explanations, no card and no login required. Membership unlocks the full 229-question bank and the timed simulator.

    What does AMRTTraining.com cost?

Membership is $9 per month and you can cancel any time. The calculators, flashcards, class directory and the free sample test stay free.

Is AMRTTraining.com affiliated with the IICRC?

No. AMRTTraining.com is independent exam-prep material. It is not affiliated with, endorsed by, or operated by the IICRC, and it does not issue the certification.
